You can choose from our extensive portfolio of house plans, bring us a set of plans you have already created, or we can help you start from scratch on the plan that works best for you. Our selection rooms allow you to be as creative as you want without sacrificing the quality that you need.
To ensure the best quality, we restrict our building to Berkeley, Jefferson, and Morgan County in West Virginia. This allows the proper supervision for each job while utilizing our extensive knowledge of building in the region.
Decide on a budget that best fits your needs and obtain a preapproval from a local lender. Building on your own lot will require that you obtain construction financing, and we can even help provide lender information.
If you have not already chosen a lot prior to this point, it may be a good idea to have a building professional evaluate the building site to give a better perspective on the challenges and additional expenses the home site may create. We will also help with siting of the home and provide quality advice regarding construction features to make your home work best with the topography of your lot.
We will work with you to use one of the many plans in our portfolio or help develop a plan to meet your needs.
We allow our customers to choose between a wide variety of standard and upgrade features in our selection room. Additional custom options can also be discussed and added.
Once the home plan and features are selected and the desired budget is established, we will then write a contract to build the proposed home. The contract compiles all that we have discussed to this point and serves as the playbook to move forward.
If an appraisal is needed to secure financing, it would take place at this step. The plans, specifications, and contract are provided to the lender so that they have full picture of the project and the appraisal is ordered to ensure value.
Once you have received financing approval we begin applying for all required permits. All permitting costs will be accounted for in the contract unless otherwise specified and we handle coordination with all required agencies to receive the necessary permits to construct the home.
Once the home has been framed you will have a walk-through with the construction superintendent to review and make any needed adjustments before drywall is installed.
At this point your home is complete and has been professionally cleaned. Your construction superintendent will walk you through the features and explain the functions of your home. We will also be looking to ensure everything was constructed to the required specifications.
