Build times in our subdivisions are typically 190 days. Depending on the house style, season, and modifications our build time may be slightly longer or shorter.
On occasion we may agree to do a House Sale Contingency on an inventory home or to hold a building lot for a short time period. However, we require all contingencies including home sales to be removed before we start building your new home.
We do not. We are happy to work with all lenders. However if you need help identifying a lender to meet your needs, we have relationships with many local banks and can provide you with contact information for quality local lenders. Using a local lender is beneficial because they have a better understanding of the local closing processes and may more effectively serve your needs.
Our parent company, Panhandle Builders and Excavating, was founded in 1986 and immediately began working in new home construction. In 1996 Panhandle Homes of Berkeley County, Inc. was founded to better service the residential division of the company. Our companies have enjoyed an excellent reputation and great support from the residents of Berkeley County. The second generation owners of Panhandle Homes fully intend to spend many more years building throughout Berkeley County, West Virginia.

Yes! In many cases a customer may need a change made to a plan and we are happy to accommodate you. Not every change can be accomplished but we do our best to tailor our home plans to suit your needs.
In a To-Be-Built Contract, absolutely. Our Sales Models both include selection rooms where you will be able to choose your flooring, cabinetry, countertops and other interior finishes. In Bridle Creek, you will be able to choose your exterior finishes, while in Cardinal Pointe you will be able to view what your lot's color choices are. (Since the villas are attached, the colors of the lots have already been predetermined.) In Quick Move In Homes, the selections have already been made in order to provide a faster build process.
Yes. All our subdivisions are subject to sensible Covenants & Restrictions that help maintain your home value. Our Sales Associates will be happy to provide a copy for you to review.

Absolutely! We do require, however, that you receive permission from our Sales Associates first to make certain the construction of your new home is at a point where it is safe for you to view it. We are proud of our construction and encourage our customers ‘look behind the walls’.
Unfortunately, no. Our liability insurance covers the homes only as vacant property. Even though the house is complete, we cannot allow anyone to have early occupancy prior to closing.
Unlike many builders, our warranty program is handled in-house. Prior to your closing, you will do a walkthrough of your new home with our Warranty Manager. You’ll be given a Warranty Packet and Orientation Booklet with emergency service numbers for our HVAC, Plumbing, and Electrical contractors as well as our Warranty Department. They will discuss what situations constitute an emergency and what procedures you should follow should you need to contact one of our contractors after hours. At your closing you’ll receive our Landscaping and Builders Warranties along information on our Warranty Administrative Program which is designed to ensure any needed work is completed prior to your one year anniversary. Approximately 11 months after your closing, we’ll return to your home to address any cosmetic issues or other concerns. If at any time during that first year, an emergency occurs or you just have a question, please contact our Warranty Department at (304) 274-1920 or warranty@panhandlebuilders.com.
