Registration
Real Estate Agent must physically accompany its client(s) to the sales center on their
initial visit to qualify to participate in the Real Estate Agent Cooperation Program unless a prior agreement is made between the Builder and the Real Estate Agent. Real Estate Agent must be the first point of contact and register their clients on the Client Registration Form on or before Real Estate Agent’s initial visit with client. Registrations will be honored for a period of 60 days following the registration date. Builder may extend the initial registration period for an additional period in its sole discretion. Real Estate Agent
will not receive commission if the client made their initial visit without Real Estate Agent present. Real Estate Agent cannot register clients who have had any previous discussions within the last 90 days with Builder or any Builder’s representatives.
Compensation
Builder will pay Real Estate Agent commission on base price of the home only if the agent has completed the Real Estate Agent Cooperation Program Client Registration Form and this form is signed by the Builder before client enters discussion with a representative of Panhandle Homes of Berkeley County. This must occur before the client's initial visit or discussion with a representative of Panhandle Homes. Real Estate Agents cannot register clients who have had previous discussions within the last 90 days with the Builder or any Builder's Representatives. Options/upgrades are not commissionable. Commissions are earned and payable as of the closing date. Commissions will be paid to the broker of record with a West Virginia Real Estate License.
Cancellation of Default
If the closing does not occur for any reason, no commission will be due or paid to Real Estate Agent.
